Landlord Gas Safety Certificates in Romford

Professional gas safety checks for landlords

A Landlord Gas Safety Record, often called a CP12, is the essential yearly safety check that every landlord is legally required to have carried out on all gas appliances, pipework and flues they provide in a rented property. It is not an option; it is a legal obligation to ensure the property is safe for your tenants every year.

It is for private landlords, letting agents and anyone in Romford and the surrounding areas letting a property that contains any gas appliances, such as boilers, fires or hobs. A copy of the valid record must be provided to your tenants so they know the gas in their home is safe.

The check must be performed by a Gas Safe registered engineer. Mitchell carries out this detailed inspection, records all findings, and provides you with the formal certificate. We also explain anything that needs attention immediately, ensuring you stay fully compliant with current safety regulations.

Beyond just issuing the record, we are here to support your responsibilities as a landlord. If any appliance is found to be unsafe, we will explain why, make it safe, and provide a clear quote for any necessary repairs, so you can resolve issues quickly and keep your rental property compliant and safe.

Don't leave it

Why failing to renew your gas safety certificate is risky

Gas safety is one of the most critical legal obligations for a landlord. Lapsed checks are a serious liability that can lead to significant legal, financial and safety problems for you and your tenants.

Legal exposure and enforcement

Failing to hold a current, valid gas safety record is a breach of the law. This can lead to enforcement action by authorities, heavy fines and potentially severe legal consequences for the landlord or letting agent.

Tenant safety risks

Appliances and flues that haven't been checked can develop dangerous issues, such as carbon monoxide leaks or poor combustion, without any obvious warning signs. Keeping the certificate current is the best way to detect these risks early.

Insurance complications

Check your insurance policy for any gas safety conditions. Keep your records available and ask your insurer if you are unsure what documentation is needed.

Difficult last-minute rushes

If you let your certificate expire, you may find it difficult to arrange access with your tenants and complete any necessary repairs before the expiry date, putting you in a difficult, non-compliant position.

Common mistakes we see

  • Allowing the renewal date to slip or pass without scheduling a visit well in advance.
  • Failing to provide a copy of the valid safety record to your tenants within the required timeframes.
  • Ignoring the advisory notes recorded on your certificate, which may point to issues that will become safety hazards if left unattended.

Our process

How the job gets done

  1. 01

    Coordinate access

Discuss access to the property with Mitchell when booking, including any arrangements needed with your tenants.

  2. 02

    Thorough appliance checks

Each gas appliance provided by the landlord is thoroughly tested for safe operation, combustion efficiency and appropriate ventilation, ensuring it meets all relevant standards.

  3. 03

    Flue and ventilation check

We test the flues to ensure they are clear and safe, and check that there is adequate ventilation in the room so the appliances can function as they are intended to.

  4. 04

    Tightness testing

The gas pipework throughout the property is tested for tightness, ensuring there are no leaks from the meter right through to the appliances, protecting the property and your tenants.

  5. 05

    Record issuance

You receive the formal gas safety record, and we provide a clear, plain-English explanation of any issues identified, so you know exactly where your property stands.

In detail

What a gas safety check involves

Landlords frequently have questions about what is actually involved in a gas safety check and how it affects their legal position. We provide a comprehensive service that covers all legal requirements and clarifies the condition of your appliances.

What is actually included

The check covers all gas appliances provided by the landlord, such as central heating boilers, gas fires, hobs and ovens, alongside the flues, pipework and ventilation serving these units. Each item is inspected and tested to ensure it operates safely and correctly.

Combining with a boiler service

A boiler service and CP12 serve different purposes. Mitchell offers both services, so discuss the work required and access arrangements when booking rather than assuming a safety check includes servicing.

What happens if an appliance fails

If we find that an appliance is unsafe, we will explain the issue to you and take steps to make it safe. We then provide a clear, transparent quote for the parts and labour required to fix it, so you can decide how to proceed.

Managing multiple properties

If you manage more than one rental property, keep track of each gas safety check and renewal date. Contact Mitchell to discuss the checks you need and access arrangements for each property.

The record explained

The gas safety record is not just a form; it records the gas safety checks carried out and their findings. We fill this out accurately and carefully, giving you the documentation you need for your own records and to share with your tenants.

What customers say

"Great service, traced a leak that no one else could find with any certainty. Repaired and put us in contact with an insurance loss assessor to take care of all the repairs. Honestly it's been as effortless as possible. Highly recommend."
Jamie F. · Google
"Old boiler died, new one quoted and fitted in a week. Left the house spotless after. Absolute top job by Mitch and team."
Andy L. · Facebook
"I had already spoken to four heating engineers regarding a problem with our boiler but was not convinced any of them knew how to solve the problem. Mitchell was by far the most attentive and knowledgeable. He came up with a viable solution that ultimately avoided replacing the boiler."

Yes. Once the check is complete you receive the record, and it can be passed to your letting agent as well as to you. Remember that tenants must also be given a copy, and new tenants should receive one before they move in.

Do you check appliances the tenant owns?+

Do you service the boiler at the same time?+

Boiler servicing is also offered, separately from the CP12. Ask Mitchell about arranging both when booking and confirm the scope and price of the work.

What happens if something fails the inspection?+

You will be told exactly what failed, why it is unsafe, and the estimated cost of the repair. We aim to help you resolve any issues as efficiently as possible.

Do you send the certificate to the tenant?+

As the landlord, you are responsible for providing the record to your tenants. We provide the record to you, which you can then pass on to your tenants as required by law.
